Leasing Agent

Reporting to the Vice President of Land and Commercial, the Leasing Agent is responsible for heading and growing Rohit Group’s Commercial Leasing division by following Rohit’s key strategic initiatives. Strong negotiation skills and knowledge of the Commercial Leasing market in Edmonton and Northern Alberta are essential for this role.

ROLE AND RESPONSIBILITIES:

  • Establishes relationships with prospective residents, renters and owners;
  • Maintain relationships with current vendors;
  • Structure and negotiate commercial lease agreements;
  • Land and retail site development;
  • Market and financial analysis – researching and identifying development opportunities;
  • Advertise in various publications;
  • Use the Multiple Listing Service;
  • Help Property Manager in marketing to new investors;
  • Prepare, process rental applications, lease packets, and collect deposits, renewals and any related forms;
  • Tour prospects through units for lease;
  • Answer all phone calls and give out rental information as dictated by policy/procedure
  • Track how prospects are hearing about us and follow up after they have visited our property;
  • Shop competition through phone calls and visits on a regular basis;
  • Learn to develop professional sales techniques;
  • Communicate to prospects in person, over the telephone and/or in writing the size and layout of rooms, available facilities, location of shopping centers, services available, and terms of lease;
  • Assist with the composition of newspaper advertisements;
  • Compile and update listings of available rental units;
  • Perform Pre-Inspections, inspect market ready vacant and model apartments, assist in the coordination of the paint schedule and inspect all contractor work;
  • Report, Tenant Move-Out and Move-Out List;
  • Submit budget reports weekly/monthly/quarterly.

EDUCATION AND EXPERIENCE REQUIREMENTS:

  • Minimum of 3 to 5 years of commercial real estate leasing experience is required
  • A background in sales, leasing, or real estate

INTERPERSONAL AND TECHNICAL SKILL REQUIREMENTS:

  • Strong negotiation skills are essential in this role;
  • Must have the ability to work with little direction maintaining confidentiality and professionalism;
  • Strong organizational and project management skills;
  • Detail oriented – Multiple task type person;
  • Sales aptitude;
  • Strong communication skills with outgoing personality;
  • Highly organized;
  • Team player;
  • Use of various types of computer software packages as they relate to leasing real estate;
  • Must have the ability to develop an “Ownership” attitude, concerning leasing strategies and disciplines from a business and legal position
